The way your home is presented for sale can make the difference between attracting people inside for the open inspections or have them drive past without a second glance.
Clear the clutter from your entire home. There is nothing more off putting to a potential buyer than a house full of "stuff". De-clutter the wardrobes, drawers & linen closets. Consider removing bulky furniture that restricts the flow of traffic. This helps create a harmonious flow of energy.
Ensure that the entrance is kept immaculate as this is the buyer’s first impression of the house and it gives an indication of the condition of the rest of the house. Do this by:
Trimming any overgrown bushes over the driveway & pathways
Remove all weeds & mow lawns
Buy a new door mat
Flank each side of the doorway with two pots of healthy round leaved plants eg. lilly pilly
Keep the entrance well lit
Remove extra decorations from shelves & table tops to give a more spacious feel.
Remove personal photos. Buyers will have a hard time imagining the house as their home rather than yours.
Clean the house inside & out including: windows, doors, blinds, curtains, inside cupboards & drawers.
Clean the kitchen till it sparkles. Don’t cut corners here because during the open inspections people will open every cupboard & drawer. Remove any sharp objects from view including knives, scissors & meat cleavers. Exposed knives can cause problems between buyers, sellers & agents. Place a nice bowl of fresh fruit on the cupboard.
To attract top dollar for your home it is vital that your oven is in complete working order. This includes the hot plates, oven & grill.
Create a welcoming bathroom by hiding all your personal items. Make sure the shower, toilets & basins are sparkling. Toilet lids should remain down. Repair any dripping taps & showerheads. Buy nice white fluffy towels to put out only for the opens.
Make sure everyone in the family wants to sell the house. If there is someone in the family not keen to sell, it will affect your ability to attract the right buyer.
